Poland's geographic location in Europe makes it an ideal and secure site for cross-border logistics operations and the emergence of new trends like friendshoring and nearshoring brought about by modifications in global supply chains. We already rank among the biggest producers of large household products and are significant players in the automobile industry. Furthermore, we continue to benefit from the comparatively large amount of development land, upgraded and enlarged road infrastructure, modern industrial space, skilled and professional staff, and affordable labour prices. Because of this, Poland's industrial market has been leading CEE and rising at the highest rate in Europe for years.

For many years, active warehouse developers have been crucial to the industry's state. Over the past five years, Poland's supply has grown by an average of 3.4 million sq m annually. Numerous times, domestic developers have demonstrated their ability to construct high-quality projects in each local market in response to the strong demand for space. We firmly believe that the rapid growth rate is ongoing and that there is still much room for expansion, especially if the macroeconomic environment improves, presenting a promising opportunity for potential investors and business partners.

Poland’s industrial market remains steady and adapts its growth rate to the macroeconomic conditions in both the local and European markets. The gross take-up statistics, which stood at 870,000 sq m at the end of Q1 2024, demonstrated the evolution growth of businesses in the industrial and logistics sector. Developers supplied about 850,000 sq m between January and March 2024, which prompted AXI IMMO analysts to report a slight increase in vacancy rates to 8.2%. The industrial sector has more than 32.7 million sq m of total stock. Nonetheless, a further 2.3 million sq m are still being built.
